If you need a straight answer: a silane-modified polymer (SMP) sealant — commonly called MS polymer sealant — consistently delivers the strongest overall bond in construction. It achieves tensile strength around 2.2 MPa and elongation at break of approximately 400%, while bonding to glass, metal, stone, wood, and PVC without a primer in most cases. Unlike silicone or polyurethane, MS sealant for construction combines structural flexibility with zero-solvent, low-VOC chemistry, making it the preferred choice for green building projects and high-end facade work where both performance and environmental compliance are non-negotiable.
You can say that MS sealant for construction is made of "Modified Silicone" or "Silyl-Modified Polymer," and it gets hard when it comes in contact with water. It's tough like polyurethane and lasts a long time like rubber. When polymer chains that end in silane are exposed to water in the air, they cross-link to form a thick, stretchy network. It is safer to dry polyurethanes this way than the other way because it doesn't use solvents or make isocyanates.
The GB/T 528-2009 tests show that the material can stretch about 400% before breaking and has a tensile strength of about 2.2 MPa. About 45 on the Shore A scale is the right amount of hardness for comfort. From -40°C to 120°C, the glue can work, so it can be used in both cold-weather building and joints on sun-exposed facades, where changes in temperature put a lot of stress on the material.
In 2020, Elsevier published a study in the journal Construction and Building Materials that found that MS sealants for construction kept more than 85% of their bond strength after being exposed to fast-paced weather for 3,000 hours. Plain polyurethane wasn't as good as this. When a material is hydrolytically stable, long-term UV exposure doesn't crack or chalk it. Also, porous surfaces like marble and sandstone stay clean over time because silicone oil doesn't move through them.

It is known that neutral silicone doesn't react with UV light and stays stable at temperatures above 150°C. But silicone can't be painted, and its plasticizers stain real stone for a long time when they move around, which is a big problem for high-end wall work. You can use most water-based paints on top of MS sealant for construction after it has dried, and it doesn't have any oil that can leak into open surfaces. MS sealant for construction is the best choice for green building projects that need to meet LEED or EMICODE EC1 standards because it has no volatile organic compounds (VOCs).
There are some big problems with polyurethane seals that make them less strong than MS sealant for construction. Also, they tend to bubble in places with a lot of water because the water reacts with the material that hasn't cured yet instead of just speeding up the curing process. The isocyanates in them could cause respiratory sensitizers. While MS sealant for construction cures with the moisture in the air, polyurethane joints become less reliable when it rains or snows. This means that MS sealant for construction can be used even when the weather is wet and slippery.
It's possible to paint over acrylic seals, but they don't stretch much more than 150% before they break. So you can't use them in places where the building moves. ISO 9047 says that MS sealant for construction can be stretched 400% of its length and still let joints move ±25% to ±50%. Still, acrylic is a cheap way to fill in static gaps in plasterboard. If the joint is going to grow or shrink because of changes in temperature, shaking, or uneven settlement, MS sealant for construction is the better choice.
MS sealant for construction does not all work the same. For large expansion joints that need to be very flexible, low-modulus versions work best. On the other hand, higher-modulus versions work best for structural bonding where rigidity is important. It is common for builders to seal the sides of doors and windows. A mid-modulus product with a Shore A hardness of about 45 and good adhesion to metal, glass, and PVC frames works well for this. It doesn't need to be primed, so this is why.
Green building approvals, LEED points, or selling your project in Germany, France, or Australia? Make sure your supplier is GEV-EMICODE EC1 certified and can give you VOC and formaldehyde test records from a third party. To get real lab paperwork, procurement teams should ask for it during the sample phase, not after the agreement to supply has been signed. Certifications are not marketing claims.
If you own a brand and make your own goods, OEM skills are just as important as raw chemicals. Check to see if the company can make it in 300 ml cartridges and 600 ml sausage packs, offer colors besides white, black, and gray, and sign an agreement that protects the formula. You can't stand out in the retail or contractor channels because of these things. Both of these channels are very competitive.
Surface preparation is the main reason sealant bonds don't work most of the time. MS sealant for construction also relies on proper surface treatment to achieve optimal adhesion. All surfaces need to be clean, dry, and free of dust, grease, and other loose stuff before they can be used. A quick wipe down with 80-grit paper and then a wipe down with solvent will get rid of any dirt that is hiding in concrete and brickwork. Based on the results of the binding test, a good primer should be used on surfaces that are weak or easily split.
Here are the core preparation steps that professional installers follow:
These steps are not optional refinements; they are the baseline for achieving the rated 2.2 MPa tensile bond. Skipping any one of them can reduce effective bond strength by 30–50% in field conditions.
It is best for MS sealant for construction to dry when the humidity level is between 40% and 70%. This is because MS sealant for construction heals by reacting with air that is damp. The rate of curing is about 3.5 mm per day when everything is normal. When the temperature is below 5°C or above 40°C, do not use the sealant. It's possible that the top layer will be too sticky and not fully sealed because of these temperatures. Before painting over the joint, please wait until it is completely dry.
It sticks well to clean metal, glass, PVC, and smooth concrete without a primer. MS sealant for construction delivers this broad adhesion performance. Some things that aren't affected are polyolefin plastics (PE/PP), very porous concrete, and some kinds of treated wood. For these surfaces, look at the maker's bonding test results and use a silane-based adhesive promoter before applying the sealant.
As a business owner or person working on an export project, make sure the company you buy from has ISO quality management certification and can show you signed third-party test reports for VOC content, tensile strength, and elongation. If the seller has been making the product for more than ten years and has written down a way to check the quality, batch-to-batch variation is less likely to happen. It's important to do this for big projects where the glue needs to work the same way every time.
Before you buy a lot, make sure you have 300 ml refills of the colors and types you need. Do your own tests on how the materials that are necessary for your project will stick together. A reliable MS sealant for construction supplier will help you through this whole process. According to Jiaobao, samples are sent out within one to two weeks of being ordered, and each batch of samples comes with test results for VOC and physical qualities.
Most of the time, full cases of MS sealant for construction are sent by sea to buyers in other countries. Less than a container-sized trial order is usually sent by air or fast freight. Make sure you know how many of each color and OEM special SKU you need to place an order. Commercial applicators who use a lot of product should get 600 ml packs in the shape of sausages. Finishing workers and stores close to stores should get 300 ml packs.

When it comes to protecting buildings and being good for the environment, MS sealant for construction is a good choice. It can stretch by 400%, has a tensile strength of 2.2 MPa, sticks to most surfaces without priming, and doesn't use solvents, so it meets current green building standards. It works better than silicone, polyurethane, and plastic for closing joints in real life. If you want the bonds on a project to last, you need to choose the right formulation, make sure the surface is ready, and work with a qualified manufacturer. There is no doubt about the chemistry; what makes a good result great is the way it is done.
When applied correctly to clean, primed surfaces and kept away from mechanical wear and tear, MS sealants for construction can last for 20 to 25 years on exterior walls. Tests that speed up the aging process show that the bond strength is still over 85% after 3,000 hours of UV and water cycle. How long they last depends on how the joints are made, how often they move, and how good the base is.
Yes. Because it has low volatile organic compound (VOC) and no solvents, it is safe for use inside hospitals, schools, and homes. It doesn't break down in UV light or when the temperature outside goes from -40°C to 120°C. In most climates, it can be used to seal seams on the outside of buildings, around windows, on stone walls, and to put together modular buildings.
Not at all. You don't need to use a prep with MS sealant for construction on metal, glass, stainless steel, PVC, and normal concrete most of the time. It is recommended to use a primer on polyethylene plastics, bricks with lots of holes, and some types of treated wood. Before using primerless application on things you haven't worked with before, you should always test the gluing strength of the base.
Yes. The majority of water-based paints, latex coatings, and powder coatings stay stuck to the surface after they dry. MS sealant for construction is the best choice for finishing and remodeling jobs where silicone needs to be removed and re-applied before painting.
